SEC 02 / What we file
Compliance plumbing in Basingstoke, listed the way you will receive it — as paperwork on file. Reference, scope, and when the document reaches your portfolio file.
The annual landlord gas safety certificate for Basingstoke tenancies: every appliance and flue checked, defects noted against the property, and the CP12 issued to your file without a reminder from your office.
Landlord boiler servicing in Basingstoke scheduled alongside the gas safety visit wherever the calendar allows — one access arrangement, two documents on file.
A Legionella risk assessment Basingstoke agents can hand straight to an auditor: stored-water temperatures, tank condition and outlets checked, the written assessment filed against each property.
Annual unvented cylinder service in Basingstoke — safety controls, expansion and discharge pipework checked, the service record entered on the renewal calendar for next year.
Empty properties inspected, systems drained down against frost, and the void logged so the file shows the property was protected between tenancies.
Commercial plant room maintenance for Basingstoke blocks: plant inspected on planned cycles, valves tagged and legible, works recorded against the block's own file — block management plumbing run as a schedule, not a call-out.
Repairs raised by your office, attended within agreed terms, photographed before and after, and the photo log filed against the property the same visit.
The standing service behind everything above: due dates tracked twelve months out, visits booked without prompting, certificates archived and retrievable whenever an auditor asks.

SEC 03 / Portfolio intake
Managed portfolios of 40+ properties are the specialism because the method is built for the scale. This is the intake procedure for portfolio gas safety records across Basingstoke and north Hampshire, in the order it runs.
Every existing certificate is reviewed — CP12s, service records, legionella assessments. Expiry dates are verified against the properties, gaps are flagged in red, and missing documents are listed for recovery. You receive the whole position as a single schedule.
Every due date is entered twelve months out and sequenced street by street, so neighbouring properties share a visit day. From this point the calendar is Fenwick's to keep — not yours to remember.
Key safes, agent contacts and tenant notes are recorded per property. Access becomes our problem, arranged directly with the tenant on a documented schedule — your office stops being the switchboard.
The first round of visits goes into the diary without a single prompt from your side. From here the register runs itself: a due date approaches, a visit is booked, a certificate is filed — and next year's date is already entered.

SEC 05 / The same-day paper trail
What happens after a visit, hour by hour. No chasing, no "it's in the post" — the paper trail is part of the job, not an admin task for later. Certificates are issued and uploaded the same day, every time.
The engineer completes the checks and photographs the work before leaving the property — every visit is photographed and recorded against the address.
LoggedThe CP12 is generated and date-stamped while the details are still warm — reference, appliances, outcomes, all entered against the property record.
IssuedThe certificate is uploaded to your portfolio file the same day. When the auditor's email arrives, the answer is already on file.
UploadedNext year's due date goes onto the renewal wall before the van leaves the street. The cycle is closed — and already open again.
Booked
Issued and uploaded the same working day. The register has been running since 2006; the paper trail is the product.

Before Fenwick, gas safety ran off a spreadsheet and a reminder I was always slightly afraid of. Now the renewal is booked before I have thought to ask for it, and the certificate is in the file the same day the visit happens. I have stopped checking, which is the highest compliment I can pay a contractor.

They took a shoebox of paperwork and handed back a renewal calendar. When our auditor asked for the portfolio gas safety records, the file was already complete — every CP12, every service record, dated and in order. That question used to cost me a weekend.

Access was always the sticking point — tenants who never answer, keys that never turn up. Fenwick arranges access directly and logs every attempt, so a failed visit is a record rather than an argument. My inbox is measurably quieter.
